How many times would you hear NO before firing your Realtor????

I felt so bad during this home search, this incredible couple were sooooooo eager to get into a home. We started with the initial meeting as usual exploring their needs and wants, designed the search around that and got going.

It wasn’t long after that when they started sending me listings they wanted to see that were far away from their initial search criteria. After making sure they were ok with this still we took a look. While they had glimmers in their eyes a big “hells nope” was going on in my head. They saw pretty and I saw a laundry list of things that HAD to be done. That was the first house I talked them out of.

They kept sending me house after house that they wanted to see, some out of town, some condos. I kept looking them up and giving them reasons why we shouldn’t even look at them. I could feel their frustrations and excitement as they wanted so badly to find the right home.

Then I was with another Realtor and we were just chatting about homes I had just seen (a string of very slanted homes) with Sam and Matt… and she goes “oh, I have a listing coming up they might like!” Within an hour I had photos sent to Sam and Matt and a showing booked for this off market listing.

I think we all fell in love together. I fell in love with the proper maintenance that had been done, Sam fell in love with the kitchen, and Matt fell in love with the plumbing stack. (hes a plumber by trade)

We had the beautiful scenario of not worrying about multiple offers, getting a home inspection done, and taking our time to sort things out. It was amazing.

Congratulations Sam and Matt on your new home. I thank you for being so patient with me, for not hating me every time I said no, and for trusting the process. Every journey is different and I quite like your story. I think the two of you have done a fabulous job and will be incredibly happy in this home!

Kara and Adam had talked about finding a home soon ish. There was no rush, in fact they wanted to wait a bit longer till spring/summer. We casually started looking at homes, not really expecting much. We saw a few and were disappointed with either the land or the house.

Kara and Adam messaged me to head out and take a look at this one. Location was perfect, lot was amazing and the house needed a bit of cosmetic work. I will admit I was a little surprised when I got a second message that they wanted to take a second look at it the day before showings.

With that being said after the second showing we threw together an offer. They wanted it, but not bad enough to compete. The next day I let them know that there were multiple offers and still they did not want to fight for it. So we threw in an offer and waited to see what would happen. Now when I say the word “threw” I mean, we didn’t put a lot of effort or though into it, we all fully expected not to get it.

Monday night I got the call that they had won!! We all sat there in shock not fully understanding what just happened, and even signing off on the accepted offer they were in a state of shock, perhaps even panic???

After a few minor financing hurdles, half a day of stress and then a home inspection, everyone had come to terms with what was happening and that this amazing home was indeed theirs.

It really shouldn’t be a surprise that they won it, it truly is the perfect home for them. The cosmetic updating will happen before they even move in, and the transformation is going to be phenomenal! This home was meant to be and you will be so incredibly happy for years and years to come! Congratulations you guys!

What an amazing and happy story of teamwork, persistence and communication this one is!!

When I first met with these sellers they had been working incredibly hard for a long time already to get their home on the market. After living there for 20 years they were freshening it up so that it would show off the best way possible to future buyers. Within a week of that meeting we had the home cleaned, staged and on the market!

Right now the market is a bit funny in some areas where some homes are selling like hotcakes and others are hanging around for a little while longer. Throughout this process we were on the market for 24 days, which in reality is lower than the average days on market for the city of Winnipeg, but it can feel like forever when you are involved in it and going day by day, not for me but for the sellers.

The first week on the market we were blasted with a big storm and showings were very slow. The following week the showings picked up and the frustrations began… and it all involved the garage… or lack of one. Every.Single.Showing. gave the same feedback…. “love the house and the finishings but clients wanted a garage” Insert mega eye roll….. why did you look if you wanted a garage and this listing clearly states there isn’t one????

These sellers were so patient and we had our mega eye rolls together as they vented about this garage situation. Feedback is an amazing tool, but this one was a hard obstacle to overcome.

By week 2.5 the showings had picked up and open house attendance was on track and I knew that an offer would be coming in shortly, and sure enough it did! I was thrilled to sit down with them and begin working out the logistics. For the most part it was smooth except in the last few hours when it looked like we may have an additional obstacle as the buyers home inspection didn’t do their job completely. (am I allowed to insert another eye roll????) In the end it worked out perfect and by 9pm that evening I was able to call them and let them know it was SOLD!!!!

Throughout the 24 days of this listing I don’t know if a single day went by that we didn’t talk. We were in constant communication working through the process, answering questions, and just being there. It is not just the Realtor, it takes teamwork and everyone being willing to work together and I am happy I had amazing sellers to work with on this one. You guys were a great addition to the team and I couldn’t be happier for you!

It all started when we wrote the first offer (yes we had to write two offers). We wrote the day before I was flying out to a conference, which was no big deal. We gave them ample time to respond, however that time came and went. We were asked for an extension, and then next thing I knew I am on an airplane still trying to get an answer from the listing agent. So while I was on my way to BC, the seller was in Malaysia, and the Janelle and Will were in Winnipeg. We were dealing with all kinds of timezones and delays.
