Winter Thaws and Your Winnipeg Home’s Foundation

How can you protect your home’s foundation from winter melt, freeze‑thaw cycles, and drainage issues?

Short answer: In Winnipeg’s harsh winter climate, managing water before it reaches your foundation is essential — and that means keeping downspouts working, setting up sump pump discharge correctly for winter, and handling meltwater wisely to avoid soil saturation and foundation damage.

Why Winter Thaws Matter in Winnipeg

Winnipeg’s cold climate and soil conditions make freeze‑thaw cycles a big deal for foundations. When moisture in soil freezes, it expands — and when it thaws, that water can soften and saturate soil next to your house. Repeated freezing and thawing can put pressure on foundation walls and contribute to cracks, movement, or water seepage into basements over time.

During the thaw, water from melting snow and ice can accumulate rapidly, and if it isn’t directed away from the foundation, it can saturate the ground right where you least want it — against your walls.

Downspouts: Your First Line of Defence

Your home’s gutters and downspouts are designed to move roof water far away from the foundation — which is critical when snow melts quickly:

  1. Clean gutters and downspouts in fall so melting snow and ice can drain freely.

  2. Extend downspouts well away from the house — the farther from your walls the water lands, the less likely it is to soak into the soil beside your foundation. Experts often recommend extending several feet (often 6 feet or more) beyond the wall to avoid water pooling next to the house.

If downspouts are blocked by ice or too short, meltwater can spill down the side of your home or saturate the soil right at the foundation — exactly where you don’t want it.

Sump Pump Hoses in Winter

Your sump pump is a critical layer of defence when groundwater rises, especially during winter thaws.

  1. Never unplug your sump pump in winter. Pumps must keep working even when it’s cold.

  2. If water in the discharge line freezes, it can block flow — forcing the pump to run continuously against an ice jam, which can cause it to overheat or fail right when you need it most.

  3. Winter‑ready setup: Many Winnipeg homeowners disconnect the small flexible hose and instead attach a larger pipe or elbow fitting and splash pad so discharged water drains slowly onto your yard without freezing inside the hose.

Always ensure your discharge points direct water onto your own property and not onto sidewalks, streets, neighbours’ yards, or public walkways — not only for good drainage but also to comply with local bylaws.

Managing Water During Melt/Freeze Cycles

Here’s the reality: Winnipeg’s winters aren’t consistently cold. Temperatures often fluctuate around freezing, which means snow and ice melt during the day and refreeze at night. That water has to go somewhere — and where it goes next matters:

Keep Water Moving Away from the Foundation

  1. Good soil grading — the ground around your house should slope away from the foundation so water doesn’t pool and seep into the soil near your walls.

  2. Clear snow away from the base of your home — snow piled against your wall melts directly into the soil next to the foundation and increases hydrostatic pressure.

When water collects near the foundation and then freezes, it can force soil against walls and create pressure that exacerbates cracks and foundation movement.

What Can Happen If Water Runs Back Toward Your House

If meltwater isn’t managed well:

✔ Soil can become oversaturated right beside your foundation.

✔ Saturated soil expands as it freezes — increasing lateral pressure on basement walls.

✔ Water can seep into tiny cracks and then freeze again, worsening those cracks.

✔ Basement walls and floors can develop moisture problems or even leaks.

Over time, these issues can lead to structural damage that’s expensive — and stressful — to fix.

Quick‑Prep Checklist (Winnipeg Winter)

Before winter hits (and during thaws):

  1. Clean and extend downspouts far from your foundation.

  2. Prepare your sump pump discharge so it won’t freeze in place.

  3. Confirm ground slopes away from your house.

  4. Move snow away from the home’s perimeter during thaws.

  5. Regularly monitor your sump pump and discharge line during melt events.

Bottom Line: In Winnipeg’s unique climate, proactive water management through the winter and during thaws isn’t optional — it’s foundational. By keeping downspouts clear and extended, preparing your sump pump for winter operation, and ensuring water always flows away from your home, you’re protecting the most crucial part of your property: the foundation.

Get The Most For Your Home

Here's the thing: buyers are going to pick your home apart. And when they are doing that they are tallying up the dollar signs that it will cost them to fix all the little things. Whether it is small fixes like paint, one room that needs new carpet, that kitchen cabinet door that is damaged, a little scrape in the floor.... they are seeing it all and figuring out what it will cost them to make it "right". And while they are adding that up, you are getting less and less money. You are building their to-do list and making your home less desirable.

If it is less desirable, the price needs to reflect that. Or you need to be ready for offers that may not meet your expectations.

Call us, we can help you choose what needs to be done, what you can leave alone, and how to get the most for your home.

Winter In Winnipeg: Sun Dogs

If you are moving to Winnipeg from a place that usually has warmer weather, you can hear a lot of scary things about the cold. One of the amazing things about Winnipeg is the amount of sunshine that we have, and on those cold days with the sunshine, you also get Sun Dogs.

Sun Dogs is an atmospheric phenomenon that occurs when sunlight refracts through hexagonal ice crystals suspended in high-altitude clouds, creating a prism effect on colder days. They are an absolutely beautiful thing to see as you are going about your day.

Get Those Downspouts On!

We are about to get a January thaw, and while those temperatures🌡 will be thrilling for us to experience, you need to know what to do with your home when we get this quick melt.💦

Number 1: GET YOUR DOWNSPOUTS ON! I think it feels counterintuitive to have them down during the winter,❄️ but there is always a bit of melt off of your roof, and on these warm days, there will be a lot. That water needs to be directed away from your foundation. If you don't, that water💧 is going straight to the corners of your house, freezing, and expanding. That is how we end up with corner cracks and cracks in the stucco on your home.😒

Number 2: sump pump hoses, if you are able to, get a wide one on to direct the water away, for the exact same reason.✅ It is incredible how fast those pits can fill up and need to eject water during a little melt like this, and you won't want all that ice⛄ right near your home.

A Petition To Try To Stop A Development

I am curious what your thoughts are on this petition and this development?🧐 Should we be working to achieve higher density in this sprawling city? Or focusing on protecting the little green space we have left? 👀

Once zoned for a 2-story project, the developer is now asking for a rezoning to a 4-story project. This will affect all the homes on Mardena backing onto it, as well as our beautiful Henteleff Park.🌳 What some are mentioning in the comments is the fact that they also want to put in pickleball🥒 courts right next to the park, and they are worried it will affect the wildlife as well. (We all love pickleball, but it is noisy!) 🫤

Comment below with your thoughts, and DM me if you want a link to the petition. 😀

Thank You For All Your Hard Work!

They had found their next home, and the only thing left to do was sell this one... It was right before the holidays, getting it on the market as fast as possible meant offers on Dec 22nd, and I was sooooo excited for so many reasons.

I LOVE sellers who are willing to list right before the holidays, while everyone else pulls back you become one of the few options for buyers, and it all worked perfectly to plan. While some houses in this neighbourhood sit on the market or sell under list price, we accepted multiple offers just 7 days later and sold over list price.

I got to dress like an elf... I had bought the Elf on a Shelf costume and thought I wasn't going to be able to use it for a listing video this year... and with this one hitting the market right before Christmas, it was simply perfect. I literally squealed with glee while sitting with them over the fact that I was going to be able to do my elf video.

We walked in on the day of photos and video, and Sandeep said, "Wow, it looks like a Hallmark movie in here!" These amazing sellers had prepped their home to perfection in just a few days.

To my dear sellers, thank you so much for all your hard work, for trusting me, and for giving me the privilege of working with you again! 2026 is going to be amazing and I am so excited for you to get to move into your new home.

Have You Ever Thought Of A Heat Pump?

Is a new furnace on the list for you in 2026? 🤔

Maybe you can consider a heat pump?👀 We put one in 1.5 years ago and have been loving it. It is quiet, heats and cools really well (it almost cools too well) and has made our home more efficient.✅

We were able to utilize government grant programs at the time, which saved us thousands of dollars💰 and helped to make it more affordable as well.

If you ever have questions about heat pumps, I am here for you, just a DM away! 😄

The Dakota Community Centre Redevelopment Project

What are you MOST excited for?

More parking? New arena? Upgraded café? (because let’s talk about that parking situation)

The Dakota Community Centre has $7.5 MILLION in potential upgrades coming, and this is exciting!

Here’s what’s on the table:

🚗 Additional parking spots (finally… because parking right now is miserable)

🏒 A new 750-seat arena, hello tournaments, games, and big community events

☕ An updated café (don't get rid of our perogies, please!!!)

🏋️‍♀️ Improved fitness & wellness spaces

👶 Expanded childcare

♿ Better accessibility throughout the facility

If you live in River Park South, St. Vital, or Island Lakes, this is one of those behind-the-scenes investments that quietly makes your neighbourhood better over time.

A Beach Vacation Taught Me About Myself

Who knew that one beach vacation would teach me so much about myself...

I went on vacation, and my Oura ring was giving me "major signs" that something was wrong, my biometrics were off, and it was the first time I ever got this alert... I thought "uh-oh, I am getting really sick on vacation..." But that wasn't the case at all; my body was just upset because I was trying to "rot on the beach."

I tried really hard for 2 days to just lie there and relax with my friends. It isn't my normal thing; I have never done it before, but I tried really hard. I tried hard because that is what you are "supposed" to do on a beach vacation, but my body wasn't having any of it.

On day 3, I did a pilates class, then paddle boarded on the ocean, and climbed up the hillside of the resort, and poof... all my biometric alerts disappeared..... I brought activity back, and my body was happy.

This one beach vacation taught me so much about myself. It taught me that my body and mind are happiest when I am active. That I am literally not built "to just lie there." This vacation essentially gave me the permission I needed to be myself from then on. That the next time someone tells me to "just relax" or makes fun of me for always being go go go, that I can tell them.... this is how I am happiest.

And so, if you are like me, if you are always reaching higher, always wanting to be active, always wanting to explore, level up, do more... do not for one second feel guilt for that. Step into it, embrace it; it is a superpower. It is the way your body and brain are wired. And it is ok to be like that. Embrace who you are and don't try to be like someone else.

To the girls that I was with on that vacation, I love you all. This was an epic vacation, and not only did I love every minute with you, but I also learned so much about myself that will stay with me for the rest of my life.

Stepping Into 2026

Do you have a word or phrase for 2026?

Mine is: Not My Circus.

In 2026, I’m choosing where my energy goes, very intentionally.

I’m not getting pulled into drama.

Not entertaining gossip.

Not participating in conversations that exist only to tear someone else down.

If it doesn’t make my life better,

doesn’t strengthen my family,

doesn’t help me grow or build something meaningful;

It’s simply not for me.

That said…

If we’re talking about big ideas, bold moves, growth, healing, learning, or someone doing something incredible?

I’m all in.

Less noise, less drama.

More focus.

More peace.

More impact.

Not my circus. Not in 2026.

What’s your word for the year?
