Congratulations Amanda and Geoff!

Amanda and I had started messaging a little while ago about the idea of them moving soon ish, no real plan when, they would start working on their current home and when it as ready we would get out there and start looking.

Then suddenly I got the message that they wanted to see this house. It wasn’t in the area they wanted, wasn’t the new build they wanted, but a friend and neighbour had tipped them off about this house and so we went to take a look.

That look turned into another showing, which turned into an offer! The home had been on the market for 24 days, hadn’t seen a lot of “action” and we debated when we should offer, and decided sooner is always better than later. Later that day we had it submitted and just when we were in the middle of negotiating another offer had come in…. ugh…

Here is the thing, if you counter the counter offer, that leaves it open for someone else to come in. And so 30 min after we countered the counter, we found out another offer had come in. It was a game changer, you are no longer in the same negotiating position, you are now in competition and the ball had been taken out of our court.

We made a couple quick decisions (after throwing around some good curse words at the situation), and made a decision that ensured they would still get the house!

After a fabulous home inspection the deal was 90% done, we just had to sell their current home… and for that you will have to tune into the next blog post to hear that epic story and how this amazing couple worked their way through the whirlwind of getting their home up on the market and sold in under 2 weeks!
