What Happens If The Buyer Backs Out?

I often get asked... what happens if the buyer backs out after the deal is firm?🧐 It is a question that is on a lot of sellers' minds as they want to ensure that things can't go sideways prior to possession.😬 

Here is an example of a case in Ontario where the buyer had to back out, and the seller successfully sued them.πŸ‘€ This is an absolute worst-case scenario, and something that I have never had happen to any of my clients.

Days on market is often something that we look at and analyze with buyers.πŸ‘€ Days on market can tell you a lot. A listing with higher days on market can tell you a few things, but more so is whether or not that listing has ever had a price reduction.βœ… Did they misjudge the market? Are they adjusting and maybe willing to negotiate? Has the price stayed the same for months? πŸ€·β€β™€οΈ

Days on market aren't always an indicator that something is wrong; sometimes it is simply bad luck, and it is hard to recover from bad.😞

You handled heartbreak both in the offers that we wrote and lost, but also the homes we inspected before offering. Those moments where the homes were cute, you were falling for them, and then huge issues were uncovered, and we had to make the hard decision to walk away, where I could literally see your heart breaking.

But here we are, smiling in front of this home that feels good in every single way. It truly is the best one, and the one that was meant for you. It has the best basement, the best bedroom, and... my favourite is that we both know with confidence you didn't overpay. Every Price Point Is Going To Have Crap

No matter what price pointπŸ’° you are in, you are going to see homes that are.... crap... whether it's $200k or $1 million, you are going to walk into a home and find deficiencies. You will find damage, foundations that have problems, a lack of cleanliness, and a home that needs updating.😬 

A lot of people think their budget is the problem, and that their budget is the reason they are seeing homes that are not meeting their expectations, but as someone who has seen homes at all price points, I can tell you that it is not your budget that is the problem. Homes in every price point can have problems. 😟

I have seen million-dollar homes that are gut jobs, that have taken on huge quantities of water, that need hundreds of thousands of dollars in updates, and I have seen $300,000 homes that are beyond fabulous, straight, solid, updated and turnkey. βœ…

The issue is not your budget; you just need to sift through the homes and find the one that meets your needs, where you are in life, and what you are willing to take on.πŸ˜€
