A few years ago and today, a smaller family in front of a nearly completed home and today in front of a very sold home moving on to a bigger home to grow into.
This was the first of this set of homes to re-hit the market after being built, and pricing it was tricky. I had to use data and numbers from other neighbourhoods. I was so sure on my price, but also scared, holding my breath a bit when we hit the market and waiting to see what the market thought of it. And well..... they all loved it and we reached numbers none of us could have imagined.
I am so happy for you, and so thankful that I got to be a part of this journey with you!
We Switched From An Air Conditioner To A Heat Pump
We have started to hit the 20-year mark for the age of our home, and with that things are starting to go. The air conditioner has been hobbling along for the past few summers, and last summer they told us that it probably wouldn't make it through this one. We don't want it to break down on a +35 day (because you know that is what it will do) and so, out with the A/C and in with a Heat Pump!

It Feels So Long Ago!
It feels like so long ago that this was just a pile of dirt and we were signing the papers to start the build, but today we are so close to completion, and a move-in date has been set! This is the most fabulous home, backing onto green space with big beautiful trees and will give this family so much more space! I am so happy for you and can't wait till you get to move in!

Make Sure Your Furnace Is Up-To-Date And Keep Your Family Protected
Meet our 20-year-old furnace with 3 cracked heat exchangers. We knew it was an old furnace, we had repaired it once when it died on us, but I had no idea that we had THREE cracked heat exchangers.
The issue with this.... this is what releases carbon monoxide into the air. We had extra detectors in our house knowing that this could potentially be an issue, but I probably would have replaced this furnace earlier had I known.
Our air conditioner wasn't going to make it through this summer, and we knew the furnace was getting to the end as well, so we opted for a heat pump, and while taking out the old one was when we discovered these cracks.
If your furnace is getting older, do the yearly maintenance, take a look for cracks, and keep your family protected.
Way To Go Rowan!
We are so incredibly proud of Rowan! Only a few weeks as a realtor and already his first sale!! This is such a huge accomplishment to celebrate, most new Realtors can take months to get to this point, but not for this guy! Here is the beginning of so much success for you, the whole team is so proud!
Don’t Get Caught On Camera
Doorbell cams..... They are quite the hot topic, catching so many things that people don't want to be caught on camera. They are in 80% of homes and you need to be very aware of them as you are entering or exiting a property. They are watched, you are watched, and you need to be careful what you are doing.

We recently had a heat pump installed in our home, taking the plunge into new technology available in Manitoba! I am fortunate to have been on multiple home inspections and learning about this system over the years, but you may not have that same opportunity! And so.... here is information on a Heat Pump, if your furnace and air conditioner are getting close to their final days, this is something for you to look into.

Winnipeg, June 11, 2024 – All MLS® sales reported by the Winnipeg Regional Real Estate Board for May 2024 were 1,726, an increase of 22% from April and 14% over last May. When comparing to May of 2023, active MLS® listings of 4,100 were up 1% and total MLS® dollar volume of $663 million up 18%.

Take Down Your Family Photos
I LOVE displaying pictures in my home, but you need to take down all those family photos when selling. People shouldn't be looking at YOU when they are in your home, they should be looking at the HOME... and people being people will look at the photos and try to piece together details of your life and analyze what kind of person you are and whether or not they want to buy your home. So, take those photos down and allow the buyer a blank slate to envision themselves in the home.
