What Is A Heat Pump?

We recently installed a heat pump in our home, taking the plunge into new technology available in Manitoba! I am fortunate to have been on multiple home inspections and learning about this system over the years, but you may not have that same opportunity! And so.... here is information on a Heat Pump, if your furnace and air conditioner are getting close to their final days, this is something for you to look into.

USA Vs Canada Rates

Do you think the rates will go down? Or Stay the same? USA vs Canada We are just a few days away from the next rate announcement, and while a lot of things in Canada are headed in the right direction to signal a rate decrease the one thing that might stop us is the USA. Our economies are very closely tied together and if we drop too soon that could negatively impact us. There are a lot of factors at play with the rates, there is no easy way to explain it.

A Different Kind Of Home Search

House Hunting Trips or HHTs are a completely different kind of home search. Someone is coming into our city and has mere days to find a home. As Realtors, we drop everything we are doing to be fully dedicated to someone on an HHT and ensure that by the time they leave, they have a home.

Sabrina helped out this amazing couple through one intense HHT and they scored an amazing deal on an incredible home and we couldn't be happier!

Are You Ready To Chalk Up The Path?

Are you ready to Chalk Up the Path!?! On June 14th we are calling on as many residents of St. Vital, friends, family and people all over the city to come out with their sidewalk chalk and colour the path that runs through River Park South. All the way from Aldgate Park to Burland School!

I can't wait to see all the amazing drawings, the colours, and so much more along the path!

Incredibly Happy For You!

This one makes my heart so darn happy because an amazing person who has come so far got an amazing home.

We had seen our fair share of pretty crappy homes. Slanted, smelly, dirty, with loads of issues, and then we walked into this one. It was a breath of fresh air, cute as a button, all the character maintained, and loads of quality upgrades. This home had an energy efficiency report and even though it is over 100 years old it did better than my own 2004 built home... and it did better by a lot!

We both loved it, but also knew that there was potential for some intense competition that would knock us out of the running.... but something in my gut told me we would be able to go for this one.

The budget was tight, but there was this perfect storm happening that allowed us to snag this home. I smile so much for you when I think of you in this home... it is just such a great home and I am so incredibly happy for you.

Winnipeg Centre Plan 2050

Winnipeg has a lot of awesome things in its future... only problem is the plan is called Centre Plan 2050... meaning it will take until 2050 to complete it all... I do up the math and see how old I will be, and well... it will take a long time to finish...

But what are your thoughts on the plan? Have you read through it? I love the concept and the direction they are going... especially after just coming back from Europe and walking areas that you can tell Winnipeg is trying to achieve. I truly hope they can make Downtown Winnipeg a vibrant area that people will love to be in.

Yes, This Is My House!

I love a good puddle when it comes to photography, and I am thankful for these two who allowed me to be a bit creative with reflections. I wish that Instagram would allow the full picture to post properly because I promise you it is amazing.

These two hadn't even set foot in this house yet and knew it was "theirs". Once we got inside he sat down on a chair and said "yes, this is my house" and didn't even need to see anymore... it truly was "the one".... and with that we got to work securing it for them in multiple offers.

I am truly so happy for you. It really is an amazing home and you are going to love living here so much.

Tree Roots In Your Pipes

You have probably heard of tree roots in pipes before but have you ever seen it?

If you live in a more mature neighbourhood with lots of trees lining the streets there is a good chance your pipes look like this. In these neighbourhoods, there are lots of clay pipes making it easy for trees to come on in and grab water with their nice big roots. On years when it is especially dry (like the last few summers we have had), this is even more prevalent.

So what do you do about these tree roots? Every 2 years at minimum you should get your lines cleared to prevent backup and clogs from happening. Easy maintenance that will save you thousands of dollars.

Mortgage Delinquency Is Low

I saw a nice article in the Globe and Mail the other day predicting that we are going to have a lot of big issues as more mortgages roll off the pandemic low rates. There are some people who will absolutely struggle as their mortgage payments go up, but we can also look at the mortgage delinquency rates over time to know that we are still doing great as a country.

As a Realtor, I have only had 2 people reach out to me with concern about the direction their payments are going, and both groups although not thrilled, were also ready and prepared to take it on and deal with it.

So if you are in that group that is waiting for everything to plummet so you can scoop up a deal, I can tell you that time will not come.
