Rental Appliances And Why I Donβt Like Them
/π¬ Just yesterday, I showed a home β and a sticker on the hot water tank said it was a rental. π·οΈ
I groaned. π
Then I told my client, "Hey, this hot water tank is rented. Looks like it's $60 a month." πΈ
My buyer looked at me, absolutely bewildered: "Do I have to pay that?" π³
"Well... the listing states they want you to take over that contract. Looks like you're going to be paying $60/month for the next 5 years." π
Needless to say, my buyer was not impressed. π€
π‘ Sellers β if you've decided to rent an appliance, you've got two options:
1οΈβ£ Have the buyer take over the contract π (I've never met a buyer who is happy about that π ββοΈ)
2οΈβ£ Buy out the contract so the purchaser owns that appliance free and clear β
β οΈ Here's the catch: Buyouts for these are always astronomically high π° β you'll often pay 2 to 4 times more than the appliance was worth in the first place. π€―
There's a time and a place for everything, but I do not love rented appliances β whether you're a homeowner, a buyer, or a seller. π―
