I so wish you could see the incredible smiles on these very excited people.

The truth is, none of us expected to get this house. They had offered on a few others, we had offered over 100k over and still lost on some, we had faced some wicked challenges, and for this one we knew there were a few things wrong with the house, we were being reserved and not super competitive with our offer, we threw it in "just in case" and then we all kinda just walked away. With the others, we thought for sure we would get it, but with this one, we knew chances were low.

We had submitted, I was in a listing appointment, and I got a text, "Congratulations, your offer is accepted!!" I just sat there stunned, and if I am being honest, for a split second, I panicked, hoping that they did really want it because we were all so casual about submitting this offer. The reality is that we had still written a fantastic offer, we just hadn't gone in as hard on price as we had on other homes, and that well written offer was what did it for us. There are so many factors to a great offer, and while we felt that we hadn't done enough to win, we actually had with the details of our offer.

I am going to miss the two of you. You are incredibly fun to work with. I looked forward to every showing with you, and I will never forget the looks on your faces as you drove up to take this sold pic, bouncing in your car with excitement. You have a fantastic home in a great location, and I couldn't be happier for you.
