Thank You For All Your Hard Work!

They had found their next home, and the only thing left to do was sell this one... It was right before the holidays, getting it on the market as fast as possible meant offers on Dec 22nd, and I was sooooo excited for so many reasons.

I LOVE sellers who are willing to list right before the holidays, while everyone else pulls back you become one of the few options for buyers, and it all worked perfectly to plan. While some houses in this neighbourhood sit on the market or sell under list price, we accepted multiple offers just 7 days later and sold over list price.

I got to dress like an elf... I had bought the Elf on a Shelf costume and thought I wasn't going to be able to use it for a listing video this year... and with this one hitting the market right before Christmas, it was simply perfect. I literally squealed with glee while sitting with them over the fact that I was going to be able to do my elf video.

We walked in on the day of photos and video, and Sandeep said, "Wow, it looks like a Hallmark movie in here!" These amazing sellers had prepped their home to perfection in just a few days.

To my dear sellers, thank you so much for all your hard work, for trusting me, and for giving me the privilege of working with you again! 2026 is going to be amazing and I am so excited for you to get to move into your new home.

Have You Ever Thought Of A Heat Pump?

Is a new furnace on the list for you in 2026? 🤔

Maybe you can consider a heat pump?👀 We put one in 1.5 years ago and have been loving it. It is quiet, heats and cools really well (it almost cools too well) and has made our home more efficient.✅

We were able to utilize government grant programs at the time, which saved us thousands of dollars💰 and helped to make it more affordable as well.

If you ever have questions about heat pumps, I am here for you, just a DM away! 😄

The Dakota Community Centre Redevelopment Project

What are you MOST excited for?

More parking? New arena? Upgraded café? (because let’s talk about that parking situation)

The Dakota Community Centre has $7.5 MILLION in potential upgrades coming, and this is exciting!

Here’s what’s on the table:

🚗 Additional parking spots (finally… because parking right now is miserable)

🏒 A new 750-seat arena, hello tournaments, games, and big community events

☕ An updated café (don't get rid of our perogies, please!!!)

🏋️‍♀️ Improved fitness & wellness spaces

👶 Expanded childcare

♿ Better accessibility throughout the facility

If you live in River Park South, St. Vital, or Island Lakes, this is one of those behind-the-scenes investments that quietly makes your neighbourhood better over time.

A Beach Vacation Taught Me About Myself

Who knew that one beach vacation would teach me so much about myself...

I went on vacation, and my Oura ring was giving me "major signs" that something was wrong, my biometrics were off, and it was the first time I ever got this alert... I thought "uh-oh, I am getting really sick on vacation..." But that wasn't the case at all; my body was just upset because I was trying to "rot on the beach."

I tried really hard for 2 days to just lie there and relax with my friends. It isn't my normal thing; I have never done it before, but I tried really hard. I tried hard because that is what you are "supposed" to do on a beach vacation, but my body wasn't having any of it.

On day 3, I did a pilates class, then paddle boarded on the ocean, and climbed up the hillside of the resort, and poof... all my biometric alerts disappeared..... I brought activity back, and my body was happy.

This one beach vacation taught me so much about myself. It taught me that my body and mind are happiest when I am active. That I am literally not built "to just lie there." This vacation essentially gave me the permission I needed to be myself from then on. That the next time someone tells me to "just relax" or makes fun of me for always being go go go, that I can tell them.... this is how I am happiest.

And so, if you are like me, if you are always reaching higher, always wanting to be active, always wanting to explore, level up, do more... do not for one second feel guilt for that. Step into it, embrace it; it is a superpower. It is the way your body and brain are wired. And it is ok to be like that. Embrace who you are and don't try to be like someone else.

To the girls that I was with on that vacation, I love you all. This was an epic vacation, and not only did I love every minute with you, but I also learned so much about myself that will stay with me for the rest of my life.

Stepping Into 2026

Do you have a word or phrase for 2026?

Mine is: Not My Circus.

In 2026, I’m choosing where my energy goes, very intentionally.

I’m not getting pulled into drama.

Not entertaining gossip.

Not participating in conversations that exist only to tear someone else down.

If it doesn’t make my life better,

doesn’t strengthen my family,

doesn’t help me grow or build something meaningful;

It’s simply not for me.

That said…

If we’re talking about big ideas, bold moves, growth, healing, learning, or someone doing something incredible?

I’m all in.

Less noise, less drama.

More focus.

More peace.

More impact.

Not my circus. Not in 2026.

What’s your word for the year?

The Biggest Mistake Sellers Make

The biggest mistake❌ sellers make at this time of year is saying, "I am going to wait till spring!" to put their home on the market.😬

Listing now puts you in a fantastic position as the inventory levels ⬇️drop, the competition is down, but the buyers are still out and active.

Don't wait till 🌱spring, don't be one of many homes on the market, make a move and list while everyone else is sitting and waiting for spring, you will thank me!✅

Let's set up a time to chat and see if we can make this happen for you. 😀

Congrats On Your Beautiful Home!

These two wrapped up their home-buying journey right before the holidays, and I couldn't be happier for them. To the people living on this street, you are about to get the kindest, most amazing neighbours ever. These two were an absolute joy to work with, and every time I saw them, I knew I would be met with the most incredible smiles, no matter how slanted the home was (and there were a lot of slanted homes).

Your constant gratitude for everything was truly amazing to be around, and I am so thankful for the time I spent with you during this search. Congratulations on your beautiful home.

Should You Wait Until Spring?

Over and over again, we hear "we will wait till spring"🌱or "spring is the best time" to sell, but I hate to break it to you, it might actually be better to list a little earlier than spring.😬

Before the spring,🌷 you are one of the few rather than one of the many, there is less competition, and more opportunity for your home to shine,💫 and with this can come more offers.

DM us to find out if there may be another time better than the spring to list your home. 😃

Winter Home Buyers Are The Best Buyers

Winter❄️ buyers are the best buyers. If they are going out in this weather to look at homes, they mean business.👈 They are the ones who are super serious and are most likely to put an offer on your home.✅

So, if you are a future seller, don't be afraid to list in the dead of winter.⛄ DM to set up a time to discuss your home-selling plans and whether the cold weather may be the best time for you. 😀

A Bad Smell Can Kill A Showing

If there is one thing this elf hates, it's smelly homes.... 😳 A bad smell can kill a showing before the buyers have even taken off their shoes. It can leave us playing nose games, looking for what the seller is trying to cover up, or with a headache, just wanting to get out of the house. 😖

The best thing to do is to ensure you have a neutral-smelling home.✅ And honestly, the dog smell is better than dog smell covered up by a candle or air freshener, because wet dog🐶 and vanilla don't go together.

DM me, let's talk about your home. I will put it to the test and be honest with you on what my nose smells the second I enter it. 🙂

What Are Your Home Buying Priorities?

If you are a homebuyer in Winnipeg, you will want to prioritize a few key🔑 factors as you begin your search.

1. Make sure it is a solid home

2. Future think

3. How long do you plan to live there (it is always shorter than you think)

4. Can you build equity?

Beyond that, it is all about your personal tastes🧐 and what you are looking for. DM me and let's talk about your own home-buying journey! 😄

Proper Lighting Goes A Long Way When Selling Your Home

Ensuring you have proper lighting💡 when selling your home goes a long way, especially in the winter.❄️ Things, from switching out light bulbs to ensure you have the right-coloured bulb, to making sure all your lights are on, go a long way when you're showing your home in the wintertime.⛄

Make sure you are set up for success. DM us to talk about listing your home this winter.😃

2 Things You Need To Pay Attention To As A Home Buyer

If you are a home buyer in Winnipeg, there are 2 things you need to pay attention to...Foundations and Grading.👀

A foundation problem is expensive to fix,🛠 and you will never see that money back. If you put 40k into your foundation, it is gone; 40k💰 into a kitchen, and you will see ROI.

A slanted home now will be slanted🎢 when you go to sell it down the road. In today's market, that is fine, but in the future market, we just don't know. 🤷‍♀️

So DM me, let's talk about your home-buying journey and make sure that we keep you protected.😀

Can You Help?

This Week’s House Hunt is officially ON! 🏡✨

Can you help?

We're working with Jacquie & Jim, and they’re dreaming of finding:

• 2-bedroom Condo with a balcony

• covered parking

• close to downtown

• under 500k

If you’ve got a neighbour thinking of selling, or you’ve been hearing whispers about an upcoming move on your street, your tip could literally help a family start their next chapter. Winnipeg is tiny in the best way, and word of mouth works magic here.

If you know of anything coming up, message me. Let’s make a match. ♥️

Winter Buyers Are The Best

One of the biggest mistakes someone makes is thinking that Spring🌱 is a better time to list their home, but truthfully, the winter❄️ buyers are the best.

They are the ones who are going out in the worst weather,🌨 house hunting, because they really want a home. They are the most serious buyers,✅ and the kind that you as a seller should love to have interested in your home. 💯

DM us, let's set up a time to talk before you miss out on all these serious house hunters this winter. 😀

The Biggest Problem With Listing Your Home In The Winter

The biggest problem with listing your home in the winter months in Winnipeg is how🌛fast it gets dark, and a dark home is not inviting.😬 And what is highly annoying is when a seller turns off all their lights, leaving a buyer to fumble through a home searching for light💡 switches in a place they don't know, so they can take a look. There have been times clients and I have had to shine our phone flashlights🔦 in rooms as we feel the walls and look for light switches.... and that is no way to say "hey, come buy me!" 🤨

So, turn those lights on; the extra electricity is worth it, and make your home inviting to future buyers this winter. ✅

And better yet, DM me to book in so we can make sure you will have the most successful sale ever this winter! 😀
