Many people get confused about the "2nd home at 20%" part, it isn't if you are picking up and moving your family that you have to pay 20% down, it is when you are buying a rental property. But what if you could also get a rental property at 5% down?

Here is what you do...

You keep your current home as the rental, and buy your next family home at 5% down, and do that a few more times.

You could buy that starter home at 5% down, then you keep it and move up. Then you keep that, move up again and each time you move up it is only 5% down. This way you are acquiring rental properties as you go, as you move up in the real estate world, and doing it all with the least amount down which helps to free up your cash!

What Secrets Hide In Your Basement?

Imperfections on your basement floor can be scary, 😱 and while some things are, some also just have a simple explanation...✅ especially in old homes. 

If a Winnipeg home has been there for over 100 years, there are a lot of stories to tell; that home has morphed and changed a lot over time.⏳ The way that the home once functioned is no longer, and in this case it is the heating system that has taken on a transformation. 

Once upon a time, there would have been a huge beast of a boiler in this space, probably 3 people wide and as tall as me,🙋‍♀️ delivering heat to this home. But somewhere along the line, someone removed it and put in a gas forced air furnace. When they took out the old best, you can see👀 where it once sat on the concrete. It is a story of what used to be, and nothing scary to be worried about. 😀

My goodness, this journey was fast! But when it is right... It's right!🙌 ⁠ ⁠

This offers night was interesting, there were 6 offers in total, and normally that would mean we go to a certain number in price, but for this one... that didn't feel right, it didn't make sense, and so we cut that number in half, and said... well.. if we get it we get it, but this is the most that makes sense for this house.😀 And with that number, where we all felt good, like we weren't overpaying, we managed to secure the home. ⁠ ⁠

GFCIs are a type of outlet that needs to be installed when you have electrical⚡outlets near water. They are designed to trip and keep you safe. Some older homes don't have them, which is allowed because it wasn't code at the time. Top 5 Things I Always Look For (Even Before the Inspector Gets In):👇

1. Cracks in the Foundation or Walls

Little hairlines might be cosmetic, but big ones or stair-step cracks? It could mean shifting or water issues. 👀

2. Signs of Water Damage or Past Leaks

Stains on ceilings, bubbled paint, swollen baseboards, or a musty smell in the basement are all red flags that something has been wet.

3. Condition of Windows & Doors

Are they foggy between the panes? Hard to open or close? Could point to broken seals, poor insulation, or shifting frames.

4. Electrical Panel & Exposed Wiring

I always peek at the panel. A messy setup, old knob-and-tube wiring, or burnt-looking connections = 🚩

5. Roof & Eavestrough Health

A newer roof is a huge win. Missing shingles, sagging gutters, or plants growing where they shouldn’t be? Time to dig deeper.
