Top 5 Things I Look For When Showing Homes

Top 5 Things I Always Look For (Even Before the Inspector Gets In):👇

1. Cracks in the Foundation or Walls

Little hairlines might be cosmetic, but big ones or stair-step cracks? It could mean shifting or water issues. 👀

2. Signs of Water Damage or Past Leaks

Stains on ceilings, bubbled paint, swollen baseboards, or a musty smell in the basement are all red flags that something has been wet.

3. Condition of Windows & Doors

Are they foggy between the panes? Hard to open or close? Could point to broken seals, poor insulation, or shifting frames.

4. Electrical Panel & Exposed Wiring

I always peek at the panel. A messy setup, old knob-and-tube wiring, or burnt-looking connections = 🚩

5. Roof & Eavestrough Health

A newer roof is a huge win. Missing shingles, sagging gutters, or plants growing where they shouldn’t be? Time to dig deeper.

Ugh, if we had $1 for every time we’ve heard, “I never learned anything about buying or selling a home when I was in school” we’d have enough for a down payment on a home 😱

🚨You Could Be On The Hook For More Than You Think🚨

1. Understand Probate ✅

If the home wasn’t jointly owned or doesn’t have a transfer-on-death designation, it’ll likely go through probate. That means the court needs to formally approve the sale. This can take time, so plan for delays and lean on your lawyer and REALTOR® to guide the process.

2. Know Who Has Legal Authority ✅

Only the executor or administrator of the estate can legally sell the home. If that’s you, make sure you have the proper documentation — like the Grant of Probate — before listing or negotiating anything.

3. Protect Yourself Financially ✅

There could be outstanding bills, liens, or mortgage balances that need to be dealt with before the home is sold. Don’t assume everything’s cleared — get a full financial picture to avoid surprises down the road.

4. Be Realistic About the Property Condition ✅

Many estate homes haven’t been updated in years. That’s okay — buyers will often understand. But be prepared for the reality of cleaning, clearing, and possibly staging. It’s not just about getting top dollar, it’s about honouring the home’s story, too.

What An Incredible Picture!

This is the sale that nearly didn't happen.....This couple took a look at this place at the open house and told me they loved it, so we popped in for another quick showing and then begged to get an inspection done in the next 48 hours before the offers date. The house was perfect, the inspection passed and we were ready to write... and then I got the text "I am heading away on vacation, I am not going to offer on the house".... but I knew in my gut this was the one for them, I knew it was perfect, and I knew we could win it. So.... I pushed back... I let them know that this was so perfect for them and that even while on vacation, we could handle offer writing and everything else that would happen....they agreed and as expected... we WON!

We scored the most amazing duplex (and maybe you will see this posted for rent shortly), and this couple gets to live in one section of it and have huge savings on their living expenses while bringing in a tenant in the other half.

Would You Buy A Home Without Knowing About Its Past?

👀 Buying a home where the seller is acting as POA or it’s an estate sale? Here’s what you need to know:

In most of these cases, the seller hasn’t lived in the home,⛔ which means no disclosure statement, no detailed history, and very few answers to your questions. That can feel frustrating, but it doesn’t have to be a dealbreaker.

This is where doing a thorough home inspection is critical.‼️ You’ll want to budget for potential unknowns, like older wiring, foundation work, or unpermitted renovations. And don’t expect the seller to fix much, “as-is” is the name of the game in most estate or POA sales.

Bottom line:👈 You’re not just buying a house, you’re buying a bit of mystery, too. But with the right advice and a sharp eye, it can still be a great investment.
