🚨You Could Be On The Hook For More Than You Think🚨

If the home wasn’t jointly owned or doesn’t have a transfer-on-death designation, it’ll likely go through probate. That means the court needs to formally approve the sale. This can take time, so plan for delays and lean on your lawyer and REALTOR® to guide the process.

2. Know Who Has Legal Authority ✅

Only the executor or administrator of the estate can legally sell the home. If that’s you, make sure you have the proper documentation — like the Grant of Probate — before listing or negotiating anything.

3. Protect Yourself Financially ✅

There could be outstanding bills, liens, or mortgage balances that need to be dealt with before the home is sold. Don’t assume everything’s cleared — get a full financial picture to avoid surprises down the road.

What An Incredible Picture!

This is the sale that nearly didn't happen.....This couple took a look at this place at the open house and told me they loved it, so we popped in for another quick showing and then begged to get an inspection done in the next 48 hours before the offers date. The house was perfect, the inspection passed and we were ready to write... and then I got the text "I am heading away on vacation, I am not going to offer on the house".... but I knew in my gut this was the one for them, I knew it was perfect, and I knew we could win it. So.... I pushed back... I let them know that this was so perfect for them and that even while on vacation, we could handle offer writing and everything else that would happen....they agreed and as expected... we WON!

We scored the most amazing duplex (and maybe you will see this posted for rent shortly), and this couple gets to live in one section of it and have huge savings on their living expenses while bringing in a tenant in the other half.

👀 Buying a home where the seller is acting as POA or it’s an estate sale? Here’s what you need to know:

In most of these cases, the seller hasn’t lived in the home,⛔ which means no disclosure statement, no detailed history, and very few answers to your questions. That can feel frustrating, but it doesn’t have to be a dealbreaker.

This is where doing a thorough home inspection is critical.‼️ You’ll want to budget for potential unknowns, like older wiring, foundation work, or unpermitted renovations. And don’t expect the seller to fix much, “as-is” is the name of the game in most estate or POA sales.
