On the snowiest April day, we got to take this incredible photo! A picture-perfect ending to this condo sale that was so fast and incredible.
In a building with higher days on market, we were prepped and ready for this to be a bit of a battle, but straight away the showing requests came in and within 2 weeks we had it sold! Record-breaking and simply amazing. I am so beyond happy!

I have said it once, and I will say it again... Red is best.... this was my favourite book when I was a kid.... loving red isn't new for me, it is just a brand thing, it has apparently been since I was a child. What a coincidence that I ended up working at a company whose colour is also red.
Cleaning your fridge should be part of regular maintenance and especially part of prepping your home for sale.✅ The fridge is one place I ALWAYS look in a home to see how clean people really are or if it is just a "show" while the home is on the market.🤨
I like to do mine bit by bit. If I see a nearly empty shelf, I pull it out to give it a quick cleaning! 🚿
From smelly fridges that nearly made me throw up to shattered foundations... we had a great time while finding their dream home!!

A lot of people don't know you have to clean the appliances that clean your stuff... 😵 like a dishwasher... it can get mighty gross in there! I admit, ours isn't cleaned enough, but this was shockingly done recently and was still this gross. 😱
Put it in your calendar as part of routine maintenance and keep your appliances happy! 😁

Why is the market so competitive? Why are prices going up?
This is one of the reasons. We love the boomers, but they own a lot of homes, and they are staying in them a lot longer than we expected. While we thought they would downsize and go to condos, they are living healthier and longer lives and staying in their homes.
And with that, there is a lack of resale homes becoming available on the market, and that leads us back to the supply vs demand conversation. With a lack of supply and high demand, the prices go up.
It is interesting how so much plays into the market and how it behaves, and this is just one piece of the puzzle.
Downspouts are vitally important in protecting the corners of your home.👈 All too often, I find people take them off because they are inconvenient, but what that does is it drives all the water🌊 right down to your foundation and causes these cracks. Get those things on, and protect your foundation!✅

Are you or someone you know a Grade 12 student in the St. Vital area? Then you are going to want to pay attention, as we have a scholarship available to just one incredible student this year! 🎓️
You must be a high school student attending either Glenlawn Collegiate, Collège Jeanne-Sauvé, or Dakota Collegiate.
This scholarship requires applicants to submit a 📹️ video, which must be no longer than 5 minutes in length.
In the video, applicants should discuss their involvement in the community and any volunteering experiences they have had.
Additionally, applicants are asked to tell us about why they love their neighbourhood, their goals after high school, and why they want and deserve this scholarship.✅️
This scholarship is aimed at recognizing students who have made a positive impact in their neighbourhood, have clear post-secondary goals, and have the desire to continue giving back to their community.
Submit your application via email to nicole@yourwinnipegrealtor.com no later than April 14th, 2025.👈️

If you're buying a home you need to look at the size of the basement window to know whether or not it is the right size to meet egress.🧐
Now, no one is going to give you a fine for putting someone in a bedroom with a "too small" window...you just have to choose your least favourite child🤨 or the person you don't care about in case of a fire.🔥
The size of the window is all about escaping during fire, or more so the firefighter's ability to get in. So you may look at it and say "My kid is small, they can get out that..." but the firefighter and their gear cannot get in. 😵
