I think it is very common to be scared of cracks in drywall,😬 in your own home and in future homes that you may be buying... but welcome to my own home... and the cracks that come and go every year. 😣

The separation between the countertop and the wall just goes to show how much a home can shift! It is wild.🙃 Our house is straight and solid, the basement floor is in perfect condition, only a 20-year-old home, and yet this still happens every single year. While some cracks are reason to cause concern, things like this are also very normal in the Winnipeg climate and soil type. 😊

The Largest Transition

With one generation moving out of their homes and beginning to downsize we are seeing the largest generational transition of both wealth and "stuff"

This is a generation that was able to build massive wealth in their homes, selling them for significantly more than what they bought it for, and probably living in a paid-off home for years.

This generation also loved nicknacks and tchotchke; they kept numerous items "in case they ever needed it" and wanted to keep most to hand down to their kids. The biggest problem is that those tchotchkes don't have value now, and the kids don't want the stuff. Old solid wood tables haven't come back in style (yet), and thus, prepping a home for sale is a daunting task.

The Market Stats Are Out For January In Winnipeg

The market stats are out for Winnipeg in January and here is what you 👉need to know. 

Sales are down and prices are up⬆️ 6%. Sales being down isn't scary, it is simply just that there weren't many homes on the market. Call it the cold, politics, the rates, or anything else, sellers are taking their sweet time in getting their homes on the market in 2025. 

The buyers can feel it, there isn't much for them to choose from and that is driving the prices up... the bidding wars are truly intense. 😵

What does this mean?🤔 If you are a seller, congratulations, your property value is likely up. (doesn't mean you get to slack on hitting the market though) 

If you are a buyer.... buckle up, 2025 is going to be an intense year and you are going to need a solid game plan to get you into your dream home!🫡

Community Leaders Scholarship

Are you or someone you know a Gr 12 student in the St. Vital area? Then you are going to want to pay attention as we have a scholarship available to just one incredible student this year! You must be a high school student attending either Glenlawn Collegiate, Collège Jeanne-Sauvé, or Dakota Collegiate.

This scholarship requires applicants to submit a video, which must be no longer than 5 minutes in length.

In the video, applicants should discuss their involvement in the community and any volunteering experiences they have had.

Additionally, applicants are asked to tell us about why they love their neighbourhood, their goals after high school, and why they want and deserve this scholarship.

This scholarship is aimed at recognizing students who have made a positive impact in their neighbourhood, have clear post-secondary goals, and have the desire to continue giving back to their community.

Know The Flight Path Before You Buy

If you are thinking🤔 of buying in Winnipeg you need to know about our airport and where the airplanes✈️ are going to be. Sometimes while you are viewing a home you are lucky enough to have an airplane fly right over, and other times you may not be graced with its presence, and if you don't know about the flight path you wouldn't know how noisy😵 it is until you move in. 

For some, it is no big deal, they are used to the sound and it doesn't bother them... for others, this is a deal breaker.

PEX vs Poly B

When I first dropped this video last year a lot of mansplaining happened, I think they thought I couldn't possibly know what I was talking about...🤷‍♀️ so here it is again one more time for you, so that you understand the different plumbing. 

In the 70s there was a very popular type of plumbing, all the rage and the hot new type of plumbing Poly B made its way into homes.🛀 But there was a problem. Poly B started to break down, both mid-pipe and at its joints... and so now, Poly B is a big problem.💦

If you are buying a home that has it insurance will require you to swap it out.🔄 I have only ever seen Poly B in one home in Winnipeg, but I have heard of it being in many homes. 

If you are selling, this is something you will want to know about upfront as it will become an obstacle in your sale. 🧐
