PEX vs Poly B

When I first dropped this video last year a lot of mansplaining happened, I think they thought I couldn't possibly know what I was talking about...🤷‍♀️ so here it is again one more time for you, so that you understand the different plumbing. 

In the 70s there was a very popular type of plumbing, all the rage and the hot new type of plumbing Poly B made its way into homes.🛀 But there was a problem. Poly B started to break down, both mid-pipe and at its joints... and so now, Poly B is a big problem.💦

If you are buying a home that has it insurance will require you to swap it out.🔄 I have only ever seen Poly B in one home in Winnipeg, but I have heard of it being in many homes. 

If you are selling, this is something you will want to know about upfront as it will become an obstacle in your sale. 🧐

What Do I Do With A Horizontal Crack?

The horizontal crack in a foundation is about the worst one you can find.....😵 and you are going to have to do something about it.😩 This is where steel bracing comes in to help keep that wall and your house secure.

Why Is Grading Important?

In 90% of the showings and home inspections that I attend, the grading on the exterior of a home is incorrect.😟 It slopes towards the house instead of away from it. This causes water💦 to be directed right back to the foundation, which can cause a horizontal crack (among other things). 😬

It is a very expensive💰 fix that not only includes the bracing you see here but also excavating from outside, usually to the tune of $20k+ depending on how many walls need to be done. 

So...take a look👀 around your home this spring, see which way the grading is going, and get it in the right direction👈 this year. 

The Sun Dogs Of Winter In Winnipeg

If you are moving to Winnipeg from a place that usually has warmer weather you can hear a lot of scary things about the cold. One of the amazing things about Winnipeg is the amount of sunshine that we have, and on those cold days with the sunshine, you also get Sun Dogs.

Sun Dogs is an atmospheric phenomenon that occurs when sunlight refracts through hexagonal ice crystals suspended in high-altitude clouds, creating a prism effect on colder days. They are an absolutely beautiful thing to see as you are going about your day.

Teamwork Makes The Dream Work!

When Sabrina was joining the team over a year ago she knew that a conference trip was being planned in Orlando... she said "Oh we should get a pic in front of the castle so we can say Teamwork makes the dream work!" so...... we made it happen!

After a full day of soaking up knowledge, we headed over to the Magic Kingdom where these two pushed me past all my comfort zones. I am not a big rides person, and safe to say I was terrified as they took me on rollercoasters and laughed at my screaming.

If You Had To Choose A Crack

Seeing cracks in foundations can be scary,😬 but there is a big difference between horizontal and vertical cracks. If you had to choose one...🤷‍♀️ the vertical is the one you would much rather see. They are easier and less costly to fix than a horizontal👈 crack. 

We are not foundation experts, and when it comes to cracks, I always recommend getting a home inspector to take a deeper look🧐 at it and can probably give you a good indication of what caused the crack and what to do to make sure it doesn't get worse. 

What Is An Angle Iron?

An angle📐 iron isn't something that you will often see when viewing homes. Most of the time when a repair🔨 has been done it gets covered up with drywall and insulation to finish the space. This isn't suspicious, or that they are hiding anything, it is just to get the basement back to a usable✅ finished space. 

So... the next time you hear that a home has these in place to correct issues... you now know what they are!😀 Thank you Sabrina for your perfect explanation!🙌
