To My Dear Sellers, You Are Amazing!

Confession time - We had sat down and formulated the plan. We knew how the neighbourhood was behaving, homes were sitting, there were high days on the market, and homes there were overpriced were guaranteed to sit. I knew in my gut I needed to reverse it. We did not want to sit, this family could NOT go through more than one week of showings. I recommended a price that was reasonable for the area and one where I was confident that it would sell fast, get multiple offers, and not be one of the homes sitting on the market for weeks.

Then, as the clock was ticking and we were getting closer to hitting the market, I watched more and more homes sit. I asked my Realtor friends their opinions, and they said the game I was playing may be risky. I debated raising the price many times, but in the end, I had to give myself a little pep talk. One I would give my sellers if they questioned me and the process, and told myself to stick to the original plan. I legit said to myself "You know what you're doing, you're good at what you do, you got this"

I took a deep breath, and we launched. I am very happy I trusted myself, because exactly as planned we sold in 7 days, in multiple offers and were the only house that week to do so in the neighbourhood.

To my dear sellers, you guys are amazing. You worked incredibly hard to make this happen. I know it was hard in every single way, and I am thankful for all your hard work, and for trusting me fully. You are amazing.

Economic Recovery

The economy is doing the things we need it to be doing right now for us to be able to start seeing lower interest rates. At our National Sales Conference a few weeks ago we talked about the fact that we could be seeing an uptick in the market over the next 9 months as a result.

Peer Pressure And Doing As You Please

Not looking back.. I have made it through 1 year of not drinking alcohol. I have made it through countless conferences where alcohol is basically the culture. Through parties, gatherings and so many social functions.

I was never a big drinker to begin with, and I found that even one glass had me feeling very tipsy and hung over the next morning. I hate it when I wake up feeling foggy.

I also found that if I told people I didn't want a drink there would be pressure to follow, but if I told them I don't drink they just backed off. And so... I just stopped.

So cheers, to not looking back, and doing whatever you want to do.

The Probate Rules Have Changed In Manitoba

In 2023 you used to be able to sell a home prior to probate passing, but that has all changed.🧐 In all honesty, it sucks. It means the family dealing with the estate has to hold onto the home and maintain it for weeks and months waiting for probate.😵 It means more shovelling in the winter, lawn mowing in the summer and the cost of holding the property.👈

What you can do is get us in as soon as you would like so that the minute that probate happens, we can get that home on the market for you.🙌

Happy You Waited For The Right Home

Some journeys are quick, others are multi-year house hunts. And this is one of those journeys, where every year we would look at a small handful of homes, but never quite finding the right one. Some just sold too high, some were too big or too small, and then when we saw this last minute showing the day before offers we knew that it was the one. It was all smiles from everyone as we walked through this home.

I am so happy that you got such an incredible home. The yard is to die for, and I am just a little bit jealous (maybe a lot). I am happy that you waited for just the right one and that you will be so happy here.
