Super Pumped For The Savings

So far we are about 1 month into having this unit and we are loving it! We have already seen our hydro/gas bills go down and are pumped for the savings.

If you are curious about heat pumps and how they work, what our experience has been and if it is right for you, feel free to reach out and we can make sure you get connected with the right people to get answers.

Renovating A Bathroom Can Be Expensive

Renovating a bathroom can be expensive, especially when it comes to bathtubs and showers... but there is an alternative, especially if you are selling (or are a landlord!)

Reglazing is a simple cost-effective way to freshen up a bathtub. I have seen it done many times and it immediately brightens up the space and brings a feeling of new.

Thank You For Trusting Me!

Imagine someone saying "I know your perfect home".... but it isn't on the market, you can't see pictures of it, and you just have to trust.

So with that, we arranged a showing and the minute we walked in the front door I asked "did I do good?" ... and I was told that I had done very good.... it was indeed the perfect home.

Thank you for trusting me, for being open to this random showing, and for being an amazing person to work with. I know you are going to love this home for many years and I am so happy for you.

That Huge Yard May Be A Subdivide

In some older neighbourhoods if you see a giant yard you need to really double-check things. It may be that the whole yard that you see is not actually yours. Often times someone will take a 50ft lot and subdivide it and construction hasn't happened yet. This means that you think you are getting a huge yard when you will have a smaller yard and construction happening right next door.

The Right Realtor Makes It Easier!

Purchasing a home in another province can be hard, but having the right Realtor on your side makes it all easier. Sabrina is so fantastic when it comes to house hunting drips and working with remote buyers on their way to Winnipeg. If you are ever looking to move to Winnipeg, she is your Realtor!

Testing The Radon Levels In Your Home

Testing the levels of Radon in your home is quite easy, and it is important to know what your levels are and if you need a mitigation system....

Now what is very interesting is our level was 84 and we turned off the furnace and central exhaust while filming for less noise pollution.. .and during the time we were filming the levels jumped up! This is very normal, and one of the reasons that a proper exhaust system are so important.

The Number Of Showings At This Home Was Bananas!!

I always tell my sellers... the amount of feedback will be limited, and when we do get it, it will be negative... and sure enough, I felt like I was mostly telling these sellers all the things that people didn't like about their home constantly.

But the good news with feedback is that generally when people love it, they don't say anything at all, and there was also a lot of silence.

On offers night we had an abundance of fantastic offers to review and we overshot their goal price by a long shot.

Thank you for trusting the process and all the incredible work you put in to make this home shine for showings. The two of you are absolutely amazing!

It's All In The Little Details

When you are selling your home, the little details matter. I had always smiled when I saw cleaners with the pretty paper towel, folded into a triangle and looking great... but then a seller taught me this trick...

So... to all my future sellers... give this a try... it seriously levels your home up.

On To The Next Chapter

I sat down a few months ago with this seller who was figuring out what her home was worth and if she potentially wanted to move. We had a simple discussion and went through the process and what things would look like.

It was a little while later that I text her .... "I have the perfect buyer for your home" ... and shortly after that we had arranged a showing for that buyer and the perfect match was made!!

Simple, easy, off-market, and now... on to the next chapter!

Test For Radon Gas Annually

Levels of Radon are always changing in a home. It can depend on the climate that particular year, how much moisture we have, and also how you live in your home will change the levels of Radon.

Radon is something we have been paying more attention to in Manitoba, and there are simple things you can do to mitigate if you have higher levels of radon.

DM us if you have questions and make sure to watch our other videos on Radon Gas.

Congrats To You!

This is the first step in these two getting to step it up and live out their dream life. They put in top effort in getting their home ready for the market and dealing with showings. Packing up furry friends and leaving so that the place was always clean and ready to go.

At even the slightest concern they drove back into the city to address things to make sure everything was always perfect. The two of you are so awesome, and I am so excited to officially get to start the house hunting with you now that this place is SOLD!

Let’s Connect And Start Creating A Strategy!

If you’re a parent of a soon-to-be college student — you know the $$$ is staring you right in the face.

We did some research and found that room and board or rent for their child is upwards of $13,000+ per year.

For. A. Room.

Here’s a conversation we’re having with more adults who are entering the empty nest years and are trying to find a way to make college work to their advantage, too!

▫️think about 𝘄𝗵𝗲𝗿𝗲 your student will be attending. If it’s local (U of M, U of W, Red River, we’ve got the scoop on housing) or if it’s out of city or province.

▫️ What are the 𝗵𝗼𝘂𝘀𝗶𝗻𝗴 𝗼𝗽𝘁𝗶𝗼𝗻𝘀 available for you to invest in for your student (and friends/roommates)?

▫️does it 𝗺𝗮𝗸𝗲 𝘀𝗲𝗻𝘀𝗲 financially for you or your student to purchase a home and charge rent vs. paying someone else’s mortgage or outrageous rental rates?

▫️think of this as a win-win. Your student is in a home that you chose and feel good about and roommates are paying the mortgage.

▫️ Your money isn’t going down the drain. You have an appreciating asset that you can keep and continue to rent out years after your student graduates or you can choose to sell and 𝗺𝗮𝗸𝗲 𝗮 𝗽𝗿𝗼𝗳𝗶𝘁 when the time comes.

Rental rates are rising, tuition is expensive—heck, everything is expensive. If you can find even one way to help your student 𝗺𝗮𝗸𝗲 𝗺𝗼𝗻𝗲𝘆 𝗱𝗼𝗶𝗻𝗴 𝗶𝘁 it’s a smart move.

If you’re ready to explore this option further, let’s connect and start creating a strategy for a home purchase near your student's college.

And don’t worry, if it’s out of province we have 𝗮𝗺𝗮𝘇𝗶𝗻𝗴 referral partners across Canada who can help you make the same great decision.

Teach Your Kids About Real Estate

Ugh, if we had $1 for every time we’ve heard, “I never learned anything about buying or selling a home when I was in school” we’d have enough for a down payment on a home

We’re serious. This is something that fires us up because our next generation of adults (or those who are adults already) have no idea about the basics of real estate.

We’re not talking about investing and flipping and building and developing...

We’re talking the basics of how to buy, save, why it’s important, build equity, and understand the overall benefits of being a homeowner.

If you’re a parent or you’ll be a parent someday we cannot, cannot, cannot stress enough how critical it is to start educating your children, teens and young adults in real estate.

It’s their literal future.

It’s how they will build the MOST wealth in their lifetime (sure, stocks and savings and retirement savings are great, but 𝘳𝘦𝘢𝘭 𝘦𝘴𝘵𝘢𝘵𝘦 is the most beneficial).

We’re serious, if you aren’t well-versed in buying or selling homes please come to us. Please let us help you help your children.

It’s their future.

Agree? We want to hear your thoughts in the comments.

So Wicked Happy For These Two!

They are already off enjoying their new place after so many happy years in their home.

I loved how these two trusted me with my crazy marketing and embraced everything that I wanted to do... including jumping in the pool with silly googles and basically making a goof of myself. ... they trusted on price, and we had many conversations about how we wanted to strategize on how to do this but they ended up saying "you're the professional and we trust you" which means so so much.

Thank you so much for your trust, for your hard work, and for choosing me to sell your home.
