I Was Called A B**** - My Story

It has been nearly 2 years since this happened, I have shot this video and deleted it many times... but it is a story that stays with me. I was called a b****.

I have branded lock boxes - so that if you show a condo you always know which one to use. I have branded keys - so that if you accidentally leave a showing with keys in your pocket you know where they belong... and well... branding is also wildly important. But ... seeing the branded lock box and keys triggered this agent to say this about me right in front of a doorbell cam at my listing.

When my clients told me what they saw on that cam they were red in the face with anger and I sat there turning flush that someone said that... So... reminder... doorbell cams catch it all, whether it is your opinion of a house or colleague...and... be kind... honestly.. your judgment of others shows more about you than it does about them

What Is Happening In The Real Estate Market In Winnipeg?

This is just some of it. Of course not every sale turns out like this... but more and more homes are selling over list price, and it seems that right now the price point doesn't matter as much. For the last few months the $300,000-$400,000 was the most competitive market, but there is a shift up into higher price points becoming more competitive.

Winnipeg Housing Market Update: What You Need To Know Now!

The Winnipeg real estate housing market stats have looked very positive. In March, the Winnipeg Regional Real Estate Board disclosed significant growth in the market. All MLS® sales totalled 1,120, marking an impressive 11% increase from the previous year. Additionally, All MLS® active listings rose by 1% to reach 3,385, while total MLS® dollar volume surged to $420 million, reflecting a remarkable 21% increase. Specifically, residential-detached MLS® sales saw a 7% uptick, with an average price increase of 8% to $418,478 compared to March 2023.

Winnipeg, April 9, 2024 – For March, the Winnipeg Regional Real Estate Board reported All MLS® sales of 1,120, an increase of 11% from last year. When compared to March of 2023, All MLS® active listings of 3,385 were up 1%, and total MLS® dollar volume of $420 million was up 21%. Residential-detached MLS® sales of 745 were up 7% while the average residential-detached MLS® price of $418,478 was up 8% when compared to March 2023.

I Could Gush About This Amazing House Forever!

I sat around their table discussing the possibility of moving. We debated starting from scratch and building new, or buying something already built. And then this address came up. We looked at the pics and they decided they wanted to see it. We booked it a few days out and that was it.

Then I got a text that she was nervous someone else was going to buy it while we waited for our showing... and sure enough the listing agent said "Your spidey senses were correct"... someone had seen it and loved it just that very day.... so we all moved our schedules around to get in there ASAP.

We were very strategic about how we handled the next few hours. We saw it, fell in love with it, and then wrote the offer sitting in my car. We submitted it with a fast turnaround for response. (which quite often we can get pushback), but to not get pushback we were strategic on what price and conditions we asked for.

The Fatal Mistakes Sellers Make That Kill Deals

Today I bring you a story of a seller that helped kill a deal on their own home...

The general rule... don't be present for showings! The buyer needs that time alone in the home to form their own opinions. As soon as a seller is there a buyer starts to shut down, they feel "watched" and in this case, while the seller thought they were providing value they were instead creating many reasons for us to not buy the home.

Pictures in front of a mess of dirt are sometimes the best. This is the very beginning of something amazing. A home that will be built just the way she wants it in the exact spot she wants, and being able to watch that process from beginning to end can be so much fun, literally watching your dreams come up out of the ground.

The process of choosing this build was "fun" and one where we learned so much. We saw a huge swing in the quality of builds as we chose who we wanted to work with and my brain loved seeing and comparing the differences. Never was I so excited to walk into empty basements to see how things were done and compare homes.
