Why Has My Property Assessment Gone Up?

A lot of people seem both excited and alarmed by the fact that their property tax assessment has gone up so much in this past year.

I normally try to help people "fight" those taxes and prove that their home is worth less, but this year it has been next to impossible. Those tax assessments are catching up with the true value of homes and that means your property taxes are going up as well.

If you do feel that it is truly assessed for more than it is worth, you still have time to dispute it and can reach out so I can do some research for you.

Thank You To Everyone Who Donated To My Trek

Last week marked the final step in the trek for Shelter... the drop off of the cheque to @willowplace!

I love meeting with these ladies who run a shelter that is so vital for women and children escaping domestic violence here in Winnipeg. I got to share stories of trek and hear a bit about plans for expansion for the shelter. The length of time that people are staying is longer and the demand has increased in the past couple of years, so more space and resources are needed.

Thank you to everyone who donated to my trek, each and every one of you has made a difference for those who are seeking shelter in Winnipeg and we are all so thankful for you.

3 Things To Consider When Buying A New Construction Home

Are you exploring the option of building new and maybe wondering what things you should be looking at when choosing a builder? Here are 3 things to consider:

  1. Warranty - what warranty do they offer

  2. Price increases handled? Whether you are upgrading something or they are increasing the price on you, each builder handles this differently

  3. Home inspection and walkthrough - this one is vitally important. Some allow walk-throughs endlessly throughout the process, some have scheduled dates, and some not at all. It is important to know what you will be allowed to see (or not see) throughout the build.

Is Shifting Like This Normal?

In Winnipeg, we get a lot of shifting during the different seasons, and this countertop shows me every year just how much movement there is. Shifting like this is perfectly normal and ok, sometimes that normal shifting appears as cracks at the corner of doorways, or also like in our house it appears in the crack of the vaulted ceiling.

It is the bigger things that you want to be watching out for, the massive shifting that is not just seasonal shifting but is showing us that there is a larger issue. Come out house hunting with our team to find your dream home and we will help you to understand what you need to be worried about, and what is just "normal" for Winnipeg with our seasons and soil conditions.

The HRV System: Maintaining A Healthy Home

You are going to see us harping on the HRV systems a bit more... because there are far too many homes that we go into that don't have them on at all, don't have them on enough, and we start seeing damage around the home.

The HRV controls the humidity in your home, and the colder it is outside (aka Winnipeg Winters) the lower that humidity needs to be. If you are seeing condensation around your windows, it most likely needs to be turned down lower.

If you decide you don't like the way your body feels when it is turned down to where it is supposed to be, so you turn it back up... you are sacrificing the integrity of your home. Side effects to your home are growing mould and an overall "unhealthy" home.

Bank Of Canada Holds Interest Rate Steady At 5%

The Bank of Canada has decided to keep its benchmark interest rate at 5%, as anticipated. This is actually a good thing, because if they lowered the rate, people would start buying things in a frenzy, leading to panic and ultimately a rate hike. By keeping the rate stable, inflation can continue to decline, which is a positive outcome.

Moisture In A Basement

This isn't a reason to run away from a house you are interested in buying. Winnipeg often has lots of water damage to homes. I like to take a look at the whole situation and try to figure out what is happening. Where is the water coming from, has the problem been fixed, and what do you need to do to fix it?

I am here to help you with all of this when you buy a home in Winnipeg. Some problems look worse than they are, and some have easy explanations. I can help you figure it all out.

Rate Announcement Tomorrow

Tomorrow is the first rate announcement of the year and this is the first one where there is a smalllllllll possibility it could go down. We have seen it hold steady for quite some time now, and we are watching the United States and their predictions that rates will drop for them up to 6 times this year, so what does that mean for us?

Drop your guess in the comments below, what do you think will happen tomorrow?
