Woop Woop To Sold Condos!!

Condos are a tricky thing, especially downtown condos. We had the best plan... put the condo up for sale while the seller was on vacation, not having to deal with showings or anything... it was just vacant and ready to go... except we didn't get showings while she was away... the showings didn't start coming in until they were back lol. Murphy's law no doubt. But once they were back we had a good pace of showings and we had "the one" come in on a house-hunting trip and brought us the perfect offer with a beautiful fast possession.

Congratulations on the sale, you are just days away from getting into your new place now and I am so happy for you!

Hooray For Condo Ownership!!!

This journey was so fast and perfect. This buyer was just getting started but knew exactly what she wanted and it didn't take long for us to go from figuring out the process to writing an offer! We had our eyes on this complex, which is just such a fabulous complex and knew we had to have a unit here.

This place really is awesome, the condo is awesome, the view is great, and the amenities are wonderful!

I am so happy for you, from the moment we first met when you showed me your jewelry a few years ago, to reconnecting today as a home buyer, I have loved the time we had together and getting to know you a bit more.

Happy 3 Years!

Can you believe it has been 3 whole years that we have been together? 3 years with this rockstar.

It is incredible how much time has flown by as I reflect on all we have been through, and I am so thankful to have had you with me through it all. The market ups and downs, the incredible clients, the conferences, the learning... it has all been amazing!

Thank you for always being strong and steady, for being so incredible with our clients, and for being an absolute joy to work with.

Cheers to 3 years!

A Very Happy Story

When the family is bouncing (literally) with excitement when we walk up to take this pic, it just makes my whole heart happy.

The whole story of this journey from beginning to end is amazing, and the beginning was in the middle of COVID when I first "met" this buyer in the Facebook world living on the other side of the city. They then moved into a new rental property in my neighbourhood and our kids ended up in the same class. They had started throwing around the idea of buying when their landlord let them know they needed to move because the landlord wanted to sell. A simple exploration conversation turned into a pre-approval, a showing, and a purchase all within a few days.

The part that makes my heart happiest about this one is what this home means for this family. Owning a home and knowing that someone else doesn't control when you may have to leave means stability, kids staying in the same school, painting and making it your own, and of course, it means owning your own home!

Congratulations. The joy I saw on your faces and that huge excitement you were trying to hold in makes me so incredibly happy.

Ever Heard Of Knob And Tube Wiring?

Ever heard of Knob and Tube Wiring and felt a jolt of panic? No need to fret! Let’s demystify this old-school wiring technique, and why it doesn’t have to be a scary thing!

**What is it?** Knob and Tube Wiring (K&T) is one of the earliest systems of electrical wiring in buildings, prevalent from the 1880s to the 1950s. It involves insulated copper conductors passing through joists and walls, supported by porcelain insulating tubes (knobs).

**Safety First!** While K&T is outdated, it’s not inherently dangerous. Problems generally occur due to age, improper modifications, or degradation of insulation. Combine that with our newer technology and higher-powered gadgets - this is the part where insurance companies get uptight.

**Modernization:** One challenge of K&T is its compatibility with modern, higher-demand appliances. This is where the removal comes into play. Quotes can vary depending on the style of the home (bungalow or 2-story) and how much of it there is.

**Insurance:** Most insurance providers will require you to change out the wiring within a certain number of days of possession of your home if you have recently purchased it.

What Will Happen With Interest Rates?

On the 25th the Bank of Canada will announce what it will do with the rates, and there are 3 options...

Raise them

Bring them down

Hold where they are

If they feel that the economy needs to slow down more, and inflation is still rising they could raise the rates to try to slow it down. If they feel we have slowed down enough they may bring the rates down to help stimulate things again. Or if they feel that neither of those is an option, and we are doing just fine where we are they will hold it and wait till the next rate announcement to make any changes.

I want to hear your guess, comment below Up, Down or Hold, and see what you think is going to happen.

Don’t Be Afraid To Buy Older Homes

Many people think that newer homes are the way to go, but I love older homes. The craftsmanship in them, the quality of the wood, and the fact that over 100 years later they are still straight and solid says so much. When you want to buy a home, don't be afraid of old, because old has stood the test of time and is still here for you to love.
