What About The Aftermath?

As always in social media, you get haters. My first ever video I posted about Trek and about domestic abuse someone commented to "stop whining" and that it was a "waste of money"

But, what about the aftermath? If we spent money on safely getting people out, and on educating kids about domestic abuse so that it didn't happen, we wouldn't spend this much on the aftermath. Think of police visits, hospital visits, the legal system, and so much more. This is why we trek, make sure you head off to the link https://bit.ly/givetoshelter to donate.

A Storybook Ending!

There are so many parts of this job that I will remember forever, and this is one of them. This is the perfect match that was made after years of searching.

I got a text from another agent (at 3:30) that he had an off-market listing, I saw the house and immediately sent it to this family. As I sent it to them they happened to be driving down the street, stopped in front of the house and called me. By 8 pm we were in the house for a showing falling in love as every single thing they ever wanted was being checked on their list. I drove home right after the showing and by 9:30 an offer was being drafted. Before 11 pm we had everything accepted and signed, and we were off to bed!

The most amazing storybook ending ever. When you cry tears of happiness because a home is just so perfect for you... That's the perfect match and I couldn't be happier for your family.

What Is This Fancy-Looking Coil Of Copper?

What is this fancy-looking coil of copper? It is meant to recover the heat from your drain before sending the water to your hot water tank and is also code in Manitoba when it comes to new builds.

Most people don't seem too impressed and I would love to know the numbers on how it contributes to us being more efficient, but either way, it is always a fun conversation to have and learn more about new homes.

WINNIPEG, May 10, 2023 – In a trend that has continued since the start of 2023, the number of MLS® sales has continued to rise but not to the same levels seen last April or over the 5-year average. MLS® sales were down when compared to last year and the 5-year average while the number of active MLS® listings continued to rise, with increases over last month, last year and the 5-year average.

This Is Why We Fundraise

Isn't it incredible how many people at any given moment are living in a shelter? What is more so is that they are there because they had to leave their home due to domestic violence and had to find a safe place for themselves and possibly their kids.

This is why we trek, this is why we fundraise, to help those that are vulnerable, who are seeking safety, and to help educate so that the cycle stops.

River Park South Clean-Up

This Is Why We Trek

We trek to fundraise, but we also trek to get out of our comfort zones. To leave behind the comforts of home - just like someone who is escaping would have to do. Can you imagine leaving behind all your belongings, maybe just being able to take a bag or a carload, and leaving all the rest behind? Can you imagine having to start all over again? Can you imagine doing that with kids? Can you imagine being terrified while you are doing that? That is why we trek.

What Is A Manitoba Hydro Loan?

What is a Manitoba Hydro Loan? It is a lower interest rate loan that you can get to make your home more energy efficient. You can put it towards a furnace, air conditioner, windows, insulation and a few other things. It is a great way to access money if you are in a pinch and your furnace blows, the idea being that your energy costs will go down and it should "pay for itself" on a monthly basis.

It's SOLD!!

Bragging about the days on the market on this one might seem odd, but hear me out.

81 days on the market. That is a LONG TIME! But what that 81 days meant was 81 days of working hard, having conversations, staying in contact, working through issues, and sticking with it.

We had a lot of obstacles to work our way through with this home, it could have been better. The video for it even said one of the options for this house was to flatten it and use the lot to build another home, which also meant all the investors came out of the woodwork and wanted it super cheap to make their numbers work. But we had a certain number we couldn't go below, so we had to stand our ground, and reject many offers to make our way to one that worked for us.

Thank you for sticking with it, believing in me, and letting me help you sell this home!

Can Rental Appliances Be An Obstacle When Buying Or Selling

I am still looking for a situation where renting appliances went well. If you are selling it can be a massive obstacle involving buyers not wanting to take over, loads of questions, buyers not wanting to buy your home or massive payouts. Rental appliances can bring down the price someone is willing to pay for your home.

I have seen all scenarios on every side both buyers and sellers when it comes to rentals, so if you have any other questions DM me, and let's figure it out.

The Smiles Were The Best Part!

Know what I loved most about this pic... it was the moment right before it. The 3 of them walking down the road to meet me, everyone with huge smiles on their faces. I am beyond happy for the 3 and the amazing home that they now have.

You deserve every bit of happiness and the most amazing future in this home.

When Is The Best Time To List Your Home?

List now or wait? That is the question of the day. Our answer? Yes.

Confused? Let us explain. There’s no way anyone can time the market—so listing now versus 2 or 3 months from now, we can’t tell you if it’s smart or if you’ll make more money now vs. July. It’s impossible to know that.

But we do know these things to be true:

▪️there’s more buyers in the market right now and many are realizing that the market isn’t shifting as dramatically as it has in the past.

▪️we still have low inventory (not as low as in the past, but statistically low)

▪️your home will sell regardless if it is 𝑝𝑟𝑖𝑐𝑒𝑑 𝑟𝑖𝑔ℎ𝑡, shows well and has massive marketing behind it

▪️we can’t predict the interest rates or state of the economy and world (which plays a major factor in home sales)

▪️there is less competition for sellers today because other sellers are holding off until “real” spring (and who knows in Winnipeg 🥴)

▪️it matters who you hire to list, market and sell your home. A realtor who has years of experience in both kinds of markets.

So when’s the perfect time? It’s when you’re ready. You only need one buyer. And that one buyer is out there.

To hear 𝐎𝐔𝐑 𝐒𝐎𝐋𝐃 𝐒𝐓𝐑𝐀𝐓𝐄𝐆𝐘 in action, we’d love to set up a time to meet with you.

Self-Employed And Planning On Buying A Home?

Are you self-employed and planning on buying a home? This tax season you need to do a little planning ahead. Sometimes the name of the game is to get that income down as low as possible, and reduce the taxes... but if you are wanting to buy a home you may not want to play that game. You may actually want to keep that income higher and pay a bit more in taxes so that you can qualify for more of a mortgage.

Talk to a Lender (we know lots of great ones), and see what they say. Start planning for your future, even if it is a few years out, the planning starts now!
