WINNIPEG, November 8, 2022 - A slowing MLS® sales trend took root in October 2022 with sales down from October 2021.

Beyond the well-documented boom in MLS® sales activity that took place in 2020 and 2021 with buyers advancing their plans to take advantage of historic low-interest rates and make moves induced by a pandemic which ignited many Canadians to change their living arrangements, 2022 October sales were impacted by the cost of living concerns combined with a rapidly rising interest rate environment which saw the Bank of Canada increase its overnight lending rate from 0.25% in March to 3.75% in October 2022.

Honestly, winter is such an amazing time to be house hunting. There are fewer buyers out there and the sellers that are there are more serious. You get to see how a home performs at the worst time of year. How are the windows holding up in the cold? Is there frost in the attic? Heat loss through the walls? You get to see it all.

You can see what it is like to drive down your future street. There are some streets that when I go for showings I say "oh my gosh I can't imagine driving this every day in the winter!" the ruts are awful! But you won't have a surprise if you buy it in the winter!

So get out there, put on a warm jacket and boots, and take a look at some homes!

Will The Rules Change For Airbnbs?

Ugh.... this one has been in debate for a LONG time now, changing up the Air BnB policies in our dear city.

There are some aspects that I completely agree with, and others that just don't make any sense at all. As we personally own two Air BnB properties out in cottage country I sit and wait to see how things may change for us, wondering if we will have to pivot and change what we are doing as it expands from the city to other areas. Watching what happened in the Clear Lake region over a year ago where sweeping changes were made. It is interesting how it is all unfolding.
