I have been waiting patiently to write this story because it is a great one!

I had just sold their daughter’s condo when I got the text to meet to sell this one. They had met with another Realtor already who said "don't stage it, don't do anything and list it way down here (insert price much lower than they wanted)

Congratulations on your new home to the cutest family ever! There aren't many buyers who get to look at one house and then buy it under list price... but you sure did!

This house is gorgeous and huge and will have all that space that you are craving. There are endless stairs for your little to climb with there being so many levels and amazing places to play.

I like to name my buyers home searches and theirs was "The double attached dream"

Truth be told they were pretty darn close to being priced out of their double attached dream. Last year it was doable on their budget, this year things were getting tight, it was borderline time to look for a detached garage instead. This house came up and it checked all the boxes including the garage... and it was absolutely perfect. The best part... we were going to be twins! I have the exact same house!

I had so so so much fun creating the video for this listing, running endless laps around the cul-de-sac and encouraging our 5-year-old to do as he was told. But first, it was these guys who worked so incredibly hard to prep their home with a new baby and a toddler! Wowzers!

This is one of those stories that just doesn't happen very often. It has happened to me 3 times now in my 10 years of being a Realtor.

This will go down as one of the most memorable transactions I have done. When we first met they had an idea in their head of what their home was worth... I looked at them and let them know that it was worth much more than that. I think they had some doubts, as most people do they had low expectations of their home.

All the cuteness for this amazing family.... that I hardly got to know! Sometimes you just get to buy the very first home that you see that is just so crazy perfect for you.

Oh baby baby! This couple got a home just days before baby is due to arrive, in fact on offers date we didn't know if they would even be able to talk with me, or if they would be having baby that day.

What an amazing family!

Selling their home was the last part of our task where we had a firm deadline to make their bank happy that we had to get it sold by, this meant this family had to boogie through the ultimate to-do list that @heatherstyleshomes gave to them to have it prepped and showing the best possible.

I still remember it like yesterday the day that Meagan and her daughter walked into my open house, and that was probably close to 6 years ago now. In the time since then we have been through so much together and I have had the pleasure of getting to know her entire family.

This journey happened so darn fast that it literally left us sad that we didn’t get more time together. We only looked at 7 or 8 homes (none of us can remember) and this was right in the middle of the 2nd day out that we found this one.

What an incredible whirlwind the past week has been!! These amazing sellers just accepted an unconditional offer $43,000 OVER list price…. but how did we make that happen??

Hanging this SOLD sign tonight is about the best thing ever!! This unit is the first one in this building to sell since 2018! We spent a total of 254 days on the market (plus another 257 with another agent) bringing the total days on market to 511. Not only did it take an incredibly long time to sell, we had an emotional roller coaster along the way as well.

My goodness, this couple must have been the most delightful sellers ever. Never without a smile these two got to work right away with everything that was needing to be done to sell their home. From the staging directions to changing some floors they got it all done!

In August I found out that they were coming here September long weekend and wanted to be heading back home as homeowners… and so I now had a mission. They drove in on Thursday and on Friday at 2:30 we started an epic house hunt. Over 7 hours we saw 13 homes ranging from Lorette, Winnipeg, and up to Stonewall. They champed through it all and about halfway through our hunt we came across this one home, and from then on it was the one to beat.

The first time I ever talked to Amanda was 8am one morning. I saw my phone going off and thought “who the heck is calling me at 8am…” shrugged, and answered it. Amanda was on the other side of that call and was taken aback when I answered fully expecting to get voicemail at that hour. From there we booked our first appointment together to see if we would be the right fit, discovered that we are too much the same kind of person and proceeded to start the house hunt.

We started our offer with an agent in the area and it left all of us confused and frustrated… but this is the beautiful part about new builds! We had a discussion about it and I told them that they were going to have to deal with this individual for the next year of their life, and so we should retract our offer walk away from it and re write with another agent representing the building. As scared as they were about the process of retracting our offer it ended up being the best decision we could have made.

Lauren and I have known of each other for a while now. We are admins together on a neighbourhood facebook group, we have done a local business video together, we gift each other items, and I have always known her to be the most bubbly and amazing person ever.
